Question 1

How do I find and book a parking spot?

Accepted Answer

Enter your destination and select your parking dates and times. Browse available spots on the map, compare prices, and book instantly with secure card payment. Some spots also let you pay part of the price on arrival.

Question 2

Can I book hourly or just daily?

Accepted Answer

Both. Space owners set their own rates: hourly for anything under a day, daily for 1 to 30 days and monthly for longer stays. A spot without an hourly rate can only be booked for a full day or more; without a daily rate only monthly bookings are accepted.

Question 3

How do I access the parking spot?

Accepted Answer

Access instructions (gate codes, step-by-step photos, the exact spot) open 24 hours before your booking starts and stay available until 24 hours after it ends — tap View Instructions on the booking. If the spot carries a security deposit, the instructions stay locked until it is secured, which happens automatically with the card you paid with. The owner's contact people appear in the same window.

Question 4

Why is a deposit held on my card?

Accepted Answer

Some spots carry a refundable security deposit, or a key / tag deposit where a key or access tag is handed out. It is secured with the card you paid with, within 24 hours before the booking starts: for a short booking a hold that takes no money, for a longer one a charge that is refunded afterwards. Anything unclaimed is released 48 hours after the booking ends — a bank can take a few more days to drop a hold. If the owner raises a claim you are emailed and can reply once within 24 hours before we decide. There is no deposit on pay-on-arrival bookings or owner offers, and owners can mark you as a trusted guest so none is asked again.

Question 5

Can I cancel or modify my booking?

Accepted Answer

Yes, both from the booking page. Modify re-prices only the hours you remove or add: removed time is refunded minus the cancellation fee that would apply to it, added time is charged. The Stay longer chips (+1 hour, +2 hours, next morning, +1 day) do the same in one tap, and an owner can propose new times for you to accept. Cancel shows the exact refund before you confirm — the earlier you cancel, the more you get back. Bookings arranged through an owner offer cannot be modified.

Question 6

How much do I get back if I cancel?

Accepted Answer

It depends on when you cancel. The earlier you cancel, the more you get back. Here's a quick guide for a $100 parking price (the platform fee is only refunded within the grace period):When you cancelYou get backWithin 1 hour(s) of booking (booked 24h+ in advance)$100 (full parking price)More than 24 hours before arrival$30 – $100Less than 24 hours before arrival$20After booking starts20% of unused timeThe exact refund amount is always shown before you confirm the cancellation. You always save money by cancelling rather than not showing up. If the owner cancels, you get everything back including the platform fee, plus a credit on your account.Based on current policy: 1h grace period, 70% max scaled fee, 80% flat fee, 20% active refund, 20/80 split.

Question 7

What does pay on arrival mean?

Accepted Answer

Some spots let you pay part of the price when you arrive — in cash or by another method the owner accepts. At checkout you choose how much to pay online within the range the owner set; the platform fee is always paid online. The rest is settled with the owner at the spot. Pay-on-arrival bookings cannot be modified afterwards, carry no deposit, and cancelling keeps the platform fee.

Question 8

How do I book recurring weekly parking for my commute?

Accepted Answer

ParkingUncover offers flexible repeat bookings — a feature most parking platforms don't have. Instead of rebooking every day or committing to an inflexible monthly plan, you can set up automatic recurring reservations for exactly the days and hours you need. How it works: Choose "Repeat" as your booking type, pick which days of the week you need, then set your start and end times. The booking automatically repeats every week on your selected days. You pay upfront for the full period and can cancel anytime.Example 1 — Weekday commuter (park during work hours only):You work Monday to Friday, 8 AM to 5 PM. Create one repeat booking: select Mon–Fri, set 8:00 AM to 5:00 PM. Done. You have guaranteed parking every workday morning and the spot frees up at 5 PM each day — the owner can rent it to someone else on evenings and weekends, which often means lower prices for you.Example 2 — Leave your car all week (Monday morning to Friday afternoon):You drive in Monday morning and don't move your car until Friday afternoon. Since each repeat slot covers one calendar day, you set up 3 repeat bookings:Monday only — 8:00 AM to 11:59 PM (arrive Monday morning, car stays overnight)Tuesday, Wednesday & Thursday — 12:00 AM to 11:59 PM (car stays parked all day and night)Friday only — 12:00 AM to 5:00 PM (pick up your car Friday afternoon)This gives you continuous coverage from Monday 8 AM to Friday 5 PM, every week.Overnight parking: Need a pattern that spans midnight (e.g. 8 PM to 7 AM)? Set the end time earlier than the start time — each selected day then runs into the next morning, and the price counts those overnight hours. Why this matters: Most parking apps only offer one-off bookings or rigid monthly subscriptions. Repeat bookings let you lock in your spot at a predictable cost while keeping the flexibility to cancel or adjust. It's the way weekly parking should work.

Question 9

Can I share check-in instructions with someone else?

Accepted Answer

Yes. If you booked but someone else is driving, Share check-in info on the booking composes an SMS or WhatsApp message with a secure link to the location, step-by-step instructions, photos and codes — no account needed. The link works from 24 hours before the start until 24 hours after the end, and you can revoke it at any time (reopening it issues a fresh link). Share booking info by email instead gives another person a read-only copy on their own account, and anyone who opens the link can join the booking as a companion — up to 10 per booking.

Question 10

How do I contact the space owner?

Accepted Answer

Every booking has a message thread — open it from the booking page; replies also arrive by email. The thread stays open until 7 days after the booking ends. Owners can switch on automatic replies for the most common questions (getting in, the deposit, arriving early, staying longer); those are signed as sent on the owner's behalf, and anything else waits for a real answer. Before the access window opens you can also reach the owner's contact people listed on the booking.

Question 11

What if the spot is occupied when I arrive?

Accepted Answer

Message the owner from the booking straight away — the message is flagged as "spot occupied" and the owner receives an urgent alert while your booking is live. If it isn't resolved, contact support and we'll help you find an alternative or process a refund.

Question 12

What if the spot wasn't as described?

Accepted Answer

Contact the owner first. If it can't be resolved, you can raise a dispute from the booking page while the booking is active or within 12 hours after it ends. A dispute needs a short video of the problem (up to 500 MB) and a small review fee of $10 AUD, which we can return when the dispute is upheld. We review the evidence and refund all, part or nothing; the owner's payout is held meanwhile.

Question 13

How do I list my parking spot?

Accepted Answer

Go to My Parkings → Add Parking and pick Quick Setup, Full Setup or Parking Zone. Add the address and map pin, photos, availability, pricing and access instructions for drivers — a checklist on the page shows what is still missing. To list, your account needs a card on file; a payout method can be set up later, before your first payout.

Question 14

What types of parking can I list?

Accepted Answer

Driveways, garages, private lots, apartment spots, commercial spaces — any legal parking space you have the right to rent out. Free or public areas (street parking, visitor zones) can be mapped as a parking zone instead.

Question 15

Why should I adjust the map pin?

Accepted Answer

Map search gives you an approximate location based on your address, but it's not always perfectly accurate. Drag the pin to the exact spot where your parking is — this is the location drivers will navigate to. Taking a moment to fine-tune the pin makes it much easier for drivers to find your spot, which means fewer calls and a better experience for everyone.

Question 16

What photos should I add to my listing?

Accepted Answer

These are the photos drivers see before they book. Show the space itself, the surrounding area, and anything that makes it appealing like a covered roof, a wide bay or an EV charger. The first item is your listing thumbnail, so pick a clear and inviting one. Up to 15 photos and short videos per spot. Replace swaps a single file and keeps its caption and position, and Download all zips the whole set in display order. Co-hosts can manage photos too.

Question 17

What are instruction photos and videos?

Accepted Answer

Instructions are step-by-step directions shown to drivers only once their access window opens. Use up to 15 photos or short videos (180 seconds of video in total) to guide them from the street to the exact spot — for example "turn left at the blue gate", "take the ramp down to level B2", "your spot is #12 on the right". Each step can carry its own map pin. Good instructions mean fewer calls from confused drivers.

Question 18

Who do drivers contact if they need help?

Accepted Answer

Under Who drivers contact on the Instructions panel, attach people from your contact directory — a name, a phone number and whether they are on WhatsApp — or add a new one. They are shown on the driver's booking page once the access window opens, in place of your own details. The directory is shared with your RoomsUncover listings.

Question 19

How do I set my pricing?

Accepted Answer

Set hourly, daily, or monthly rates based on your location and demand. When you enter an hourly rate, daily and monthly rates auto-fill with suggested values — you can adjust any of them. Check nearby parking prices for reference. You can change your pricing anytime from My Parkings, and give single days their own rate from the calendar with Adjust Rates.

Question 20

What happens if I disable the hourly rate?

Accepted Answer

When the hourly rate is disabled, drivers can only book your spot for a full day or longer. This is useful if you don't want the hassle of short turnovers. If you also disable the daily rate, then only monthly bookings (longer than 30 days) will be accepted.

Question 21

What happens if I disable the daily rate?

Accepted Answer

When the daily rate is disabled, drivers can only book your spot monthly (longer than 30 days). This is ideal if you prefer long-term tenants and don't want to deal with frequent turnover. You can still keep the hourly rate enabled for short stays if you want both extremes.

Question 22

How does monthly pricing work?

Accepted Answer

The monthly rate applies to bookings longer than 30 days. For longer stays, the effective daily price decreases gradually between your daily rate and monthly rate — so a 2-week booking costs more per day than a 2-month booking. This pricing is calculated automatically based on the rates you set.

Question 23

How do the pricing curves work?

Accepted Answer

You set three rates — hourly, daily, and monthly — and the system generates a smooth pricing curve for every duration in between. Each additional hour or day costs slightly less than the previous one, creating automatic volume discounts. No manual tiers or discount codes needed. You can drag any point on the curve to fine-tune it.Learn more about pricing curves

Question 24

What is Flat Rate pricing?

Accepted Answer

Flat Rate gives drivers exact per-day prices — $20/day means $40 for 2 days, $60 for 3. Toggle it on in the pricing chart and set how many days use a fixed rate. After that, progressive pricing takes over for longer bookings. This way, drivers booking a few days see predictable prices while longer bookings still get volume discounts.Learn more about Flat Rate pricing

Question 25

Can I add a management or setup fee?

Accepted Answer

Yes — drag the first point on the pricing curve higher to include a one-time fee. For example, if your daily rate is $20 but you want a $10 management fee, drag day 1 up to $30. Day 2 onwards continues from the curve as normal. The fee is absorbed into the first unit's price, so drivers see one clean price instead of multiple line items.Learn more about management fees

Question 26

Can I accept cash on arrival?

Accepted Answer

Yes. Switch on Pay on Arrival on the Pricing panel, pick the methods you accept (cash, card, PayPal, Wise, Revolut) and set the minimum and maximum share drivers must prepay online — the platform fee is always paid online. Optionally round the cash remainder to a clean amount. When the driver pays, mark the cash as received on the reservation. Pay-on-arrival bookings carry no deposit and cannot be modified afterwards.

Question 27

How do I set opening hours and booking rules?

Accepted Answer

On the Information panel: Availability sets custom hours per weekday or 24/7; Booking Window limits how far ahead drivers can book (months ahead or until a date); Default booking times (16:00 to 10:00 unless you change them) prefill a date-range booking. On the Pricing panel: Booking Duration sets the minimum and maximum length, and Advance Notice how early a booking must be made.

Question 28

Can I limit the size or height of vehicles?

Accepted Answer

Yes. Max Vehicle Size on the Information panel keeps larger vehicles from booking, and Set a height limit adds a clearance in metres for garages and undercover spots. Drivers keep their vehicle sizes under My Vehicles, so the limits are checked at booking time.

Question 29

What do "Gated / Secure", "Plate Required" and "Key / Tag Required" mean?

Accepted Answer

Gated / Secure, Covered and EV Charging are feature tags shown on your listing so drivers can filter for them. Plate Required (on by default) asks drivers for their licence plate when they book, so you can identify the car. Key / Tag Required tells drivers a key, remote or access tag is handed out and lets you set a separate key / tag deposit on the Pricing panel. Give drivers the lead time you need through Advance Notice, and put gate codes and entry steps in your access instructions.

Question 30

How do I block dates when my spot isn't available?

Accepted Answer

Select days on the calendar in My Parkings and mark them Unavailable (or back to Available / Default), optionally with a note. The same drawer lets you open every day, book the dates yourself, offer them to a driver by email, or adjust the rates for the selection. Weekday opening hours live on the listing's Information panel.

Question 31

What are parking zones?

Accepted Answer

Parking zones let you map free or public parking areas — like street parking, visitor zones, or shared lots — on a map. You can draw areas using markers, rectangles, or polygons, then add details like capacity, time limits, and restrictions. Share the link with anyone who needs to find parking. Zones are free to create and view — no booking or payment involved. To create a zone, choose 'Parking Zone' when setting up a new listing.

Question 32

How do drivers book directly with me?

Accepted Answer

Every spot has a short public link (shown as Parking URL on its Information panel) and a printable QR poster from the edit page header. Group several spots into a List with its own link, custom URL and welcome message — handy for guest parking at a building — and print all its posters at once.

Question 33

Can someone else help manage my parking listing?

Accepted Answer

Yes. Open the spot's edit page and use Share Parking in the header to invite a co-host by email; you can remove them there at any time. Once they accept, they manage the listing from their own account: calendar, photos and instructions, reservations and driver messages, offers, trusted guests, deposit waivers and claims, moving a booking to another spot. Only you can cancel or refund a booking, handle disputes and see earnings.

Question 34

How do I pause or delete a spot?

Accepted Answer

On the spot's Settings tab, Unlist Parking takes it out of search while existing bookings continue; List Parking puts it back. Disconnecting your Stripe payout account unlists every spot automatically. Delete Parking is refused while the spot has upcoming confirmed bookings. A spot suspended by us is relisted through Reinstatement Review on the same tab, which carries a review fee.

Question 35

Where do I see all my reservations?

Accepted Answer

Reservations lists every booking on your spots, grouped by month, opening on today with the Live bookings (in progress and coming). Switch to Upcoming, Active, Completed, Cancelled or All; filter by spot, month or Deposit pending; search by booking number, driver, phone, email, plate or spot name; and choose how many rows load at a time under Rows per load. Co-hosts see the same list for the spots they manage.

Question 36

Can I move a booking to another spot?

Accepted Answer

Yes. Drag the booking bar onto another spot's row in the calendar, or open the booking and choose Move to another spot. Only the spot changes — times, price, fees, payout and deposit stay exactly as they were — and the driver is notified. You can swap with a single booking already there, clear manual closures on the target, and close the vacated days in the same step. Both spots must be yours and in the same currency.

Question 37

Can I offer dates to a driver at my own price?

Accepted Answer

Yes. Select dates on the calendar and choose Offer these dates: set the price the driver pays (the platform fee is taken from it) or make it free, enter their email and send. They receive a link to accept; unclaimed offers never block the calendar, and the spot can be listed or unlisted. Offer bookings carry no deposit and cannot be modified afterwards. You can re-send or withdraw an offer from the same dialog.

Question 38

Can I change the times of a booking?

Accepted Answer

For your own bookings, Change times on the reservation page moves them freely — nothing is charged. For a driver's booking you cannot change the times yourself: Propose new times writes a message with a link, and the driver decides. Drivers can also extend with the Stay longer chips on their side.

Question 39

How do security deposits work?

Accepted Answer

Set a Security Deposit on the Pricing panel — leave it empty and nothing is asked. With Key / Tag Required a separate key / tag deposit replaces it (a blank one falls back to the standard deposit). The deposit is secured automatically with the driver's checkout card within 24 hours before the booking starts: a hold that takes no money for short bookings, a real charge refunded afterwards for longer ones. Instructions stay locked until it is secured. Anything unclaimed is released 48 hours after the booking ends. No deposit on owner bookings, pay-on-arrival, offers or trusted guests.

Question 40

What if a driver damages my property?

Accepted Answer

Open the reservation and Raise a claim within 48 hours of the booking's end — the moment an unclaimed deposit is released. Pick a category (damage, extra cleaning, unauthorised use, missing items and so on), enter an amount up to the deposit, describe what happened and attach timestamped photos or a PDF; missing items need no photo. The driver is emailed and can reply once within 24 hours; we then award all, part or none. Co-hosts can claim too. Without a deposit, report it through the message thread and support will mediate.

Question 41

Can I skip the deposit for a driver I trust?

Accepted Answer

Two ways, both on the reservation page. Mark as trusted guest and they skip deposits on all your listings — parking and rooms — from then on, and any open deposit is released. Or Waive deposit for a single booking (and Reinstate it if you change your mind).

Question 42

What do I earn if a driver cancels?

Accepted Answer

When a driver cancels, you receive your share of the cancellation fee. The later they cancel, the more you earn. Here's a quick guide for a $100 parking price:When they cancelYou receiveWithin 1 hour(s) of booking (booked 24h+ in advance)$0More than 24 hours before arrivalUp to $56Less than 24 hours before arrival$64After booking startsFull pay for used time + most of unusedBooking completes normally$100You always get paid in full for the time the driver actually used your spot. If they cancel partway through, you also receive the majority of the cancellation fee on the unused portion. Very small fees go to the platform in full.Based on current policy: 1h grace period, 70% max scaled fee, 80% flat fee, 20% active refund, 20/80 split.

Question 43

What if I need to cancel a booking?

Accepted Answer

Use Cancel Reservation on the reservation page, but please avoid it — drivers rely on their reservation. The driver gets everything back including the platform fee, plus a credit on their account. You are charged the platform fee and the fee the driver would have paid to cancel at that moment — nothing within the first hour after booking, up to 80% of the price close to the start. If you expect to dispute the driver's behaviour, tick that when cancelling and the refund is held for 12 hours.

Question 44

Where do driver messages arrive?

Accepted Answer

Messages is one inbox for every thread — your parking bookings and, if you host rooms, your guests too. Messages travel by email as well, so there is no bell for them; a thread stays open until 7 days after the booking ends and the tick marks it read. What the AI detected in a driver's message — arriving early, staying longer, a spot occupied, needs you — shows as a chip you can correct, and a "spot occupied" message raises an urgent alert while the booking is live. The composer opens with a greeting and your sign-off; Polish rewrites your text into a second box with its own Send.

Question 45

What does the AI answer on its own?

Accepted Answer

Only the classes you switch on under Messages → AI replies: getting in, the deposit, arriving early, staying longer, refunds and thanks. A reply goes once per booking per class, under your name and signed as sent on your behalf; "getting in" is only answered when the spot has access instructions. "Spot occupied" and "needs you" are never answered automatically — they are flagged for you. For everything else the AI only drafts; you send.

Question 46

What are Facts?

Accepted Answer

After you send a message the system may propose a fact it learned about the spot — "the gate remote is in the lockbox", "level B2 is 1.9 m" — which you confirm, edit or dismiss. Confirmed facts live under Messages → Facts per spot and are the only things the AI's drafts and automatic replies may state. You can add a fact in your own words there too; co-hosts can manage facts for the spots they share.

Question 47

Has this driver booked with me before?

Accepted Answer

Every reservation shows a history card for the driver — returning or first booking, how many bookings with you (parking and room stays counted separately) and since when — matched on their account or email. Tap the name to open the guest page with every booking, messages and reviews. Not shown on your own bookings.

Question 48

When do space owners receive payment?

Accepted Answer

A payout is scheduled 24 hours after the booking ends — for bookings longer than 30 days, one payout per 30-day period, each 24 hours after that period ends. Each payout is approved on our side and then transferred to your bank through Stripe, usually arriving within a few business days. Cancellation-fee shares are paid out right away. An open dispute holds the payout until it is resolved.

Question 49

What payment methods can drivers use?

Accepted Answer

All major credit and debit cards, charged when the driver confirms the booking. On spots with pay on arrival the driver pays part online and the rest at the spot; you mark cash as received on the reservation.

Question 50

How do refunds work?

Accepted Answer

Refunds depend on when you cancel — the earlier you cancel, the more you get back. The exact refund amount is shown before you confirm the cancellation. Refunds go back to your original payment method; banks usually show them within 5-10 business days. See cancellation refunds for details.

Question 51

Are there any fees?

Accepted Answer

A small platform fee of $0.60 + 7% is added to your price to cover platform and payment processing costs. For example, if you set $20/day, the driver pays $22.00. You always receive the full amount you set — the fee is on top. The one exception is an offer you send a driver: there the fee comes out of the price you name, so the driver pays exactly that. Promo codes for your fee are entered under Earnings → How fees work.

Question 52

How do I set up payouts?

Accepted Answer

Go to Account → Payment and set up a payout destination for your currency: Stripe onboarding verifies your identity (as an individual or a business) and connects your bank account. Manual bank transfer is also possible. Note that disconnecting your Stripe account unlists every spot until it is reconnected.

Question 53

Can I issue a receipt or tax invoice?

Accepted Answer

Yes — Receipt / tax invoice on the reservation page previews the document, issues it and emails it to the driver; it also works on cancelled bookings. Drivers find it on their booking page afterwards.

Question 54

How do I update my vehicle information?

Accepted Answer

Go to Account → ParkingUncover → My Vehicles to add or update your licence plates and vehicle sizes, so space owners can identify your car and size and height limits are checked when you book.

Question 55

How do I sign in? I don't have a password.

Accepted Answer

There is no password. Enter your email and we send a one-time code to sign in with — or continue with Google. A phone number is required for every account. Signing in on parkinguncover.com also signs you in on roomsuncover.com.

Question 56

Can I be both a driver and a space owner?

Accepted Answer

Yes! You can book parking spots and list your own space from the same account. Under Account → ParkingUncover choose whether the site opens on My Parkings or Find Parking.

Question 57

How do I manage notifications?

Accepted Answer

Account → Notifications lists every event as a driver and as a space owner with a web and an email switch — new bookings, cancellations, changes, reviews, deposit claims and more. Messages from drivers and owners are email-only. A few are always on: bounced-email warnings and the urgent "spot occupied" alert, which blocks the app until acknowledged.

Question 58

What does the bounced badge mean?

Accepted Answer

An email to that address came back undeliverable, so nothing more is sent there until it is corrected. You see a badge next to the address on the reservation and a notification; if it is your own address, a banner asks you to fix it under Account.

Question 59

How do I delete my account?

Accepted Answer

Go to Account → Profile and choose Delete Account. Active bookings and listings with upcoming bookings must be completed or cancelled first.
